Buying on the Lakeshore
What you think you want might not be what you actually want, or what fits your budget. We figure that out first, then we go find it. No rushing.
How I Work
Most people walk in with a picture of the house they want. Sometimes it fits, and sometimes it does not fit the budget or the way they actually live. I would rather have that conversation up front than after you have fallen for the wrong house. If the honest answer is to wait, I will tell you that too.

How Brett Helps Buyers
Buying a house is a big decision and it can be stressful. You should have someone who tells you the truth and makes sure you are taken care of.
Sometimes the right move is to wait. You will get my honest read on the market and on your situation, and you will never get pushed to move before you are ready.
The lender gives you a max. We look at the down payment, closing costs, and the monthly payment you are actually comfortable with, so nothing catches you off guard later.
We sort out the must-haves from the nice-to-haves first. That way we are not spending weekends touring houses that were never going to work.
I will walk you through every part of the offer: price, contingencies, earnest money, and the inspection. If I do not know an answer, I will get it from someone who does.
What to Expect
Most of the stress in buying comes from not knowing what is next. Here is the whole thing, step by step.
What you are looking for, why, and when. No obligation. Just an honest conversation about whether now makes sense.
Pre-approval, what it means, and what you will need for a down payment and closing costs. I can connect you with a good local lender when you are ready.
We search based on what actually fits you, so every showing has a reason behind it.
We build the offer around the numbers and what protects you. You will know every term before you sign anything.
Inspection, appraisal, title, and the final walkthrough. I keep you posted along the way so nothing sneaks up on you.
Your first house, your next one, a multi-family, or a commercial space for your business. Each one gets a plan built around what you are trying to do.

Buyer Questions
No. Conventional loans can start around 3 to 5 percent down, FHA is about 3.5 percent, and VA and USDA can be zero down if you qualify. Twenty percent mainly matters if you want to avoid mortgage insurance. Plan for closing costs and a little cushion too.
Yes. Pre-approval means a lender actually looked at your finances and gave you a real number. It takes a few days, it tells you what you are working with, and sellers take your offer more seriously.
Usually about 2 to 3 percent of the price, on top of your down payment. That covers things like lender fees, title, the appraisal, and prepaid taxes and insurance. We will get your real number ahead of time so the closing table is not a surprise.
Michigan caps taxable value while someone owns the home, then resets it when it sells. Your bill can come in higher than the current owner's on the same house. Good to know before closing, not after.
